Project team reviewing construction drawings on site

A smoother build starts with coordinated information, a defined scope, realistic allowances, and clear decisions before work reaches site.

Start with a written brief

Record the spaces, priorities, budget range, expected finish level, future needs, and decisions that are still open. A brief gives the design and construction teams one reference point.

Coordinate drawings before pricing

Architectural, structural, electrical, plumbing, and interior information should agree. Pricing an incomplete set often creates assumptions that later become variations.

Make the proposal measurable

Ask for inclusions, exclusions, quantities or measurement rules, material assumptions, responsibilities, payment stages, and a change-control method. Compare scope, not only the final number.

Plan inspection points

Agree checks before concrete, waterproofing, concealed services, ceilings, and finishes are closed. Photographs, test records, and signed observations create a useful trail.

Control changes and handover

Record each requested change with its cost and schedule effect before work proceeds. Finish with a snag list, test information, product documents, and the final agreed records.
